How do I submit an application?
It's easy! Just find the property of your choice and select the apply now button. From there, simply follow the prompts and provide all requested information to complete the application in its entirety. Don't forget to upload your photo ID, proof of income, and other documentation required for your application. -
Do I need a co-signer? How does my co-signer apply?
A co-signer can be helpful if your credit score is below 600. Your cosigner will apply the same way you did with the exception that they will choose “I am applying as a co-signer/guarantor for another applicant” as opposed to applying as a tenant. Occupants of the home will still need to satisfy the income requirement. -
Is there an application fee?
Our application fee is $50 per applicant. Anyone intending to occupy the home over 18 years of age will need to complete an application, background and credit check, and pay an application fee. -
If my application isn’t accepted on the property I applied for, will I get my application fee back?
- If there are multiple applications, your application fee will be refunded if you were eliminated before background and credit checks were completed. Your application fee is only refundable for up to 30 days after it was paid.
- If you apply for a home and don’t qualify, we will not be able to refund your application fee.
- If you apply for a property, are offered a lease, and you decide not to sign the lease, we will not be able to refund your application fee.

How does the application process work?
We process applications Mon-Fri and are committed to giving you a decision on your application as fast as possible. Typically, we can turnaround a decision on your application within one business day when a complete application is submitted. If there are components missing from your application, you can expect our leasing team to communicate items required to complete the application. -
If my credit score is low, can I still lease a property?
While we do ask for a 600+ credit score, we may be able to consider a lower credit score with an offsetting factor such as an increased security deposit. This will only apply if the factors affecting your credit are items such as: student Loans, medical Bills, or a divorce. If there are collections or any evictions on your credit we more than likely will not be able to consider you. When in doubt, reach out to us to discuss your situation! -
If I’m not able to tour the property before applying, will you be able to offer me a lease?
We can certainly lease a property to you sight unseen and doing so, will require you to sign a sight unseen addendum. We encourage all residents to make every effort to view the property prior to signing a lease to ensure there are no surprises when you move in.
